How long does the application process take?
Generally between 24 to 48 hours, depending on the availability of your references. Please let your references know to expect our call!
Do you permit pets?
Generally, no, but this may be negotiable. Please inquire with your Rental Manager.
How long is a rental agreement?
One year minimum, but it may be extended further. Feel free to ask us about yours.
What is a security deposit?
An amount equal to half a month’s rent, which will be held by us in trust for the duration of your tenancy.
When is my rent payment due?
No later than the first day of each month.
What if I am late on my rent?
Please let us know in advance if you will be late paying your rent. We will need you to pay it immediately. Remember, a small surcharge will be charged in accordance with the agreement.
How do I set up an automatic rent withdrawal?
Simply request and fill out an ERT Form. Your Rental Manager can help you.
Whom do I call in case of a maintenance emergency?
Immediately call our Rental Management number at 250-389-1011. After hours, the voicemail greeting will direct you to our emergency number.
Can I paint the walls or mount a TV on my wall?
Prior approval must be obtained. Your Rental Manager can help.
How do I end my tenancy?
One month’s written and signed notice must be received by the last day of a given month. Please note that this notice cannot be an email, but it can be a clear photo or document attached to an email. You can also drop off a signed notice in person if you prefer. Please contact our team for an official form so we can best help you.
What am I required to clean upon vacating my suite?
Your Rental Manager will provide guidance and can provide a cleaning list.
When do I receive my security deposit back?
Generally, it will be forwarded to your new address within 15 days of your vacating the suite.
Where can I learn more about my rights and responsibilities as a tenant?
Both tenants and landlords are encouraged to understand their rights and responsibilities. The Residential Tenancy Branch can help answer any questions you may have. The Residential Tenancy Act applies to tenancy agreements, rental units, and other residential property.
